Some Steps to Shorter Turn Times

The appraisal profession is evolving at all times. Commonly, it seems, appraisers are asked to offer extra information or have steps added to their appraisal process. All to ensure their client has the best data available. To keep up with the always changing requirements, REVARI (Real Estate Valuation and Research Inc.) is continuously seeking additional tools and improving processes in order to increase efficiency so we can do more work for our customers. Since REVARI (Real Estate Valuation and Research Inc.) knows that time is important to everyone, we've listed some items you can do to trim turn times on any appraisals you order from REVARI (Real Estate Valuation and Research Inc.).

Order your appraisals electronically.
With online ordering, you get automatic e-mail confirmations that the assignment was received, and fast, secure .PDF format report delivery. Ordering online is the single biggest time saver available to both of us! We don't have to re-key information from a fax, and you don't have to wonder whether we received the request.
Are you providing complete and accurate information about the subject property?
Having just one number incorrect on the street address can really unnecessarily slow down an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are good data to pass long with your assignment. We even welcome lists of recent sales from the area — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may be different from yours.

Feel free to call us at if you have any questions about your property or an appraisal we're working on for you.

Be sure to tell us about the property's unique elements.
It's relatively easy to appraise a cookie-cutter home. What takes time is analyzing how differing details contribute to or detract from what otherwise would be a property's market value. When ordering your report, let us know if there are unique elements of the home or surrounding area -- for example, it's recently had an addition constructed, it's subject to zoning restrictions, it's predisposed to flooding. While these are things that we will find out on our own, knowing them early on will likely make your report arrive faster.
Let the homeowner know what to expect.
One of the most tedious tasks of the appraisal process is setting an appointment with the homeowner. We understand that a homeowner may be uneasy with a stranger inspecting every corner of their home, taking photos, and making numerous notes. Many commonly think they must make the place spotless before the appraiser comes by, having the thought that will increase the appraised value. So they reschedule the appraisal inspection until they have cleaned.

Hearing it directly from you -- a person they are working with on their loan -- some information about the appraisal process, who we are, and especially that dusting and polishing won't change their home's value one little bit, and likely shorten the appraisal inspection time. Our website has numerous pages of relevant information about the appraisal process for homeowners. I encourage you to share it with your customers. They can even call us if they want to become familiar with our staff and services. Remind them it benefits them to set the appointment quickly!
Use our website to verify your report's status.
Phone and fax tag are a thing of the past with up-to-the-minute status updates available online, anytime, 24/7. As we complete each important milestone in an assignment, that information is available instantly to you online. There's no easier or faster way to keep track of your report's status.
