5 Steps to Swifter Turn Times

The appraisal profession is continuously evolving. On a regular basis, it seems, appraisers are asked to supply additional information or have steps added to their research. They do this extra work to guarantee the end user is presented with the best information to be had. To keep up with the always changing requirements, REVARI (Real Estate Valuation and Research Inc.) is constantly testing new tools and improving processes to increase efficiency so we can do more work for our clients. Since REVARI (Real Estate Valuation and Research Inc.) knows that time is important to everyone, we've listed a handful of things you can do to lower turn times on any appraisals you order from REVARI (Real Estate Valuation and Research Inc.).

Always order your appraisals on the Internet.
With online ordering, you automatically receive e-mail acknowledgements that the assignment was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! We don't have to manually enter information from a fax, and nor will you wonder whether we got the order.
Complete and accurate subject property information is essential.
Having just one number incorrect on the street address can really unnecessarily interrupt an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name are helpful data to include with your request. Even a list of recent sales in the area is welcome — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

You're always welcome to contact us if you have any questions about your property or an appraisal we're working on for you.

Are you letting us know up front any details of the property that might make it distinct?
It's relatively easy to appraise a cookie-cutter house. What takes time is analyzing how differing characteristics contribute to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique details of the home or surrounding area -- for example, it's recently had an addition built on, it's subject to zoning restrictions, it's susceptible to flooding. These are things we'd find out on our own anyway, and knowing them as early as possible makes your report arrive more quickly.
Did you make the occupants of the home aware of what to expect?
One of the most time consuming tasks of the appraisal process is setting an appointment with the current homeowner. Many homeowners are justifiably uneasy with the idea a stranger wants to come in their house, look around, and take copious notes. Having the thought that it will increase the value, a few homeowners think they ought to make the place spotless before the inspection. So they delay the appraisal inspection until they have cleaned.

Coming directly from you -- someone they have been working with on their loan -- a little information about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and can shorten the appraisal inspection time. Our website has several pages of helpful information about the appraisal process for homeowners. I encourage you to share it with your customers. They can even call us if they want to meet the staff and learn more about our services. And tell them it's to their benefit to set the appointment promptly!
Our website is a great resource for following your report's status.
Phone and fax tag are a thing of the past with up-to-the-minute status updates available online, anytime, 24/7. As each important milestone in an assignment is completed, that information can be viewed instantly online. It's never been easier to keep track of the status of your report.
